{"id":148858,"date":"2017-04-10T12:20:07","date_gmt":"2017-04-10T10:20:07","guid":{"rendered":"http:\/\/germistoncitynews.co.za\/?p=148858"},"modified":"2017-04-10T14:20:29","modified_gmt":"2017-04-10T12:20:29","slug":"part-2-need-know-buying-house","status":"publish","type":"post","link":"https:\/\/develop.citizen.co.za\/germiston-city-news\/news-headlines\/2017\/04\/10\/part-2-need-know-buying-house\/","title":{"rendered":"PART 2: What you need to know when buying a house"},"content":{"rendered":"<p>Last week in Part 1 we looked at the <strong><a href=\"https:\/\/germistoncitynews.co.za\/148344\/part-1-need-know-buying-house\/\">importance of location; access to amenities; safety and security; and costs and hidden costs.<\/a>\u00a0<\/strong><\/p>\n<p>Here are a few more things you need to know when buying a house.<\/p><div class=\"stream-item stream-item-in-post stream-item-inline-post aligncenter\"><\/div>\n<h3>No nasty surprises<\/h3>\n<p>Have the <strong><a href=\"http:\/\/homes.germistoncitynews.co.za\/\">property<\/a><\/strong>\u00a0inspected by a professional home inspection company\u00a0to ensure that it\u2019s in good condition.<\/p>\n<h3>Putting in an offer<\/h3>\n<p>Before you sign anything, visit the property several times. Ask the <strong><a href=\"http:\/\/homes.germistoncitynews.co.za\/\">estate agent<\/a><\/strong>\u00a0as many questions as you like.<\/p><div class=\"stream-item stream-item-in-post stream-item-inline-post aligncenter\"><\/div>\n<p>Once you are sure that you have found the property that is right for you, the estate agent will draw up an Offer to Purchase document, which contains the:<\/p>\n<ul>\n<li>Terms and conditions of the sale<\/li>\n<li>Purchase price<\/li>\n<li>Payment terms<\/li>\n<li>Date of occupation<\/li>\n<\/ul>\n<p>It also includes the occupational rent terms, which is a monthly amount paid by the seller to the purchaser, should they wish to stay longer on the property, after the registration of the sale.<\/p>\n<p>If you are taking out a home loan, the Offer to Purchase must include a condition that the sale is subject to bond approval being obtained within a realistic amount of time i.e. 7 \u2013 10 working days. Once you have confirmation that your loan has been approved, you must notify the estate agent immediately to ensure that your offer becomes unconditional.<\/p>\n<h3>Sign on the dotted line<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-139032\" src=\"https:\/\/albertonrecord.co.za\/wp-content\/uploads\/sites\/35\/2017\/03\/closing-cost-negotiation-1024x576-1.jpg\" alt=\"\" width=\"1024\" height=\"576\" \/><\/p>\n<p>Once all the conditions of the contract have been met and the deposit has been paid, the property must be transferred into your name and the bond must be registered at the Deeds Office. The conveyancing attorneys handle this part of the process. They will contact you when you have to sign the documents.<\/p>\n<p>The seller appoints the conveyancing attorneys to deal with the legal aspects of the transaction, the buyer pays their fees.<\/p>\n<p>The seller must provide you with an Electrical Clearance Certificate, as well as a document stating that the property is pest-free. These conditions may vary depending on which province your property is situated in.<\/p>\n<p>This process can take up to 10 weeks without delays.<\/p>\n<h3>Municipal Rates and Taxes<\/h3>\n<p>Payments of outstanding municipal rates and levies are the responsibility of the seller until the property has been transferred. The seller will be liable to pay these rates during the transfer and registration process until the property is lodged and registered at the deeds office. Thereafter, those fees will fall to\u00a0the new owner.<\/p>\n<p>In the\u00a0case where a property is bought at a public auction, the buyer will be accountable for all outstanding municipal fees owed by the property.
